When not to use the encapsulation calculator
A responsible cost model refuses bad questions. MoistureCost returns no estimate for unsupported projects instead of inventing ultra-wide ranges that look precise. This guide explains those refusal cases and the next step for each.
Commercial and multifamily buildings
Release 1 is calibrated for single-family and townhouse planning. Commercial and multifamily projects have different labor rules, access logistics, and code paths. Hire a commercial-capable contractor or estimator instead of stretching this model.
Inaccessible crawl spaces
If workers cannot safely enter and work, mobilization and methods change completely—sometimes requiring new openings, equipment, or partial demolition. Create access first (and price that distinctly), then re-estimate the moisture assembly.
Severe active flooding or major structural damage
Active flooding and structural/foundation failure are not “encapsulation adders.” They need water management and structural evaluation. Encapsulation marketing that skips those steps is a red flag.
Conditioned-air crawl systems
Bringing a crawl into the home’s conditioned air system can involve HVAC design, combustion safety, and code constraints outside model 1.0.0. The calculator names the scope but will not invent a price.
Sizes outside planning limits
Ground area must be between 100 and 10,000 sq ft and crawl height between 12 and 120 inches. Outside those bounds, unit rates and crew assumptions stop being trustworthy. Ask for a custom takeoff.
What to do when you see “no estimate”
Treat refusal as useful information. Get a moisture and structural inspection, resolve unsupported conditions, then return to the calculator for the installation package you still need—or skip the calculator and solicit specialty bids.

Can I just pick the high end to be safe?
No. A single wide band is not a substitute for unsupported-case refusal. It creates false confidence and hides missing scope.
