What affects crawl space encapsulation cost
Encapsulation quotes vary because projects differ in size, access, moisture condition, and how much work is bundled. MoistureCost prices those drivers explicitly. The sensitivity examples below are recalculated from model v1.0.0, not hand-waved percentages.
Size and geometry
Ground area drives liner material and install labor. Perimeter and wall height drive wall-liner quantity for sealed and encapsulation scopes. If you omit perimeter, the model estimates it from area using a rectangular approximation.
Access and clearance
Difficult access raises mobilization. Crawl heights under 24 inches increase labor difficulty multipliers in the model. Easy access slightly reduces mobilization versus the average baseline.
Scope package
Ground barrier only is the leanest package. Sealed crawls add wall work and sealing. Full encapsulation typically adds a dehumidifier (installed retail) and electrical assumptions. Scope—not a mystery “encapsulation fee”—explains most of the jump between quotes.
Condition and add-ons
Chronic damp can add detailing labor. Standing-water history may include a drainage detailing allowance (not a French-drain engine). Debris removal, insulation tear-out, and access openings are optional switches that should appear as line items on real bids.
Region
State labor indices adjust labor lines; material indices adjust materials only. Permit allowances vary by state profile. Climate notes explain humidity relevance but never change dollars.
